We are looking for properties and land

Nox Capital’s activities focus on the purchase and management of real estate throughout Germany as well as dynamic markets throughout Europe and North America. We acquire residential and commercial properties and portfolios in areas of high population density, preferably in the metropolitan regions. Nox Capital prefers to invest in properties that have the potential for sustainable value creation and ongoing income through efficient management.

Purchase possible both as asset deal and share deal. This acquisition profile does not represent a broker search order and does not justify broker commission claims in the event of a purchase.

Acquisition criteria (portfolio properties)

 

  • Individual properties and portfolios with a focus on residential properties
  • Locations close to the hearts of cities with good connections to public transport, either in the direct affluent suburbs of large cities or in cities located in the top-15 metropolitan regions with over 100,000 inhabitants
  • Office and commercial properties, particularly in the inner-city area of Berlin or in the Berlin / Brandenburg or Potsdam metropolitan region with good connections to public transport, as well as within the top 7 metropolitan regions of Germany
  • Deal forms: asset deal, share deal, club deal, specific mandates
Acquisition criteria (developments)

 

  • Landbanking / plots without building rights / land ready for building
  • Undeveloped land ripe for development with development rights for potential multi-storey buildings
  • Development plan not an essential requirement; however, the land-use plan must report a residential, mixed-use or urban area
  • Locations within the top 15 metropolitan regions in Germany are preferred, in particular the Berlin / Brandenburg, Potsdam region
  • Locations close to the hearts of cities with good connections to public transport, either in the direct affluent suburbs of large cities with more than 50,000 inhabitants
