Nox Capital Fund Management & Advisory GmbH advises funds, institutional investors and family offices investing in real estate funds.

We regularly initiate real estate funds aimed at banks, insurance companies, pension funds, foundations, family offices and semi-professional investors, among others. Our conservative investment strategy focuses on residential and commercial real estate in metropolitan regions.

Our current funds, the Nox Core RE Fund and the UP2 Nox German RE Fund, focus on the purchase, management and sale of real estate in large and medium-sized German cities. They are highly regulated. The Nox Core Re Fund is subject to the Luxembourg financial market supervisory authority CSSF, the UP2 Nox German RE Fund to the German financial market supervisory authority BaFin.

Nox Core RE Fund

• The conservative investment focus of the fund is on preserving value as well as enhancing value creation at the time of acquisition, refurbishment, development, repositioning, management and sale.
• The fund is acquiring diversified property portfolios in large and mid-size German cities as well as specific dynamic markets (e.g. university towns).
• The objective is to achieve low purchase prices based on extensive expertise in acquisitions, successful negotiation handling/timing and a strong network.
• Active asset management and repositioning is used to achieve gains and unlock hidden reserves.
• Investors benefit from our sourcing expertise, excellent negotiation skills and our large network in the real estate sector.
• The fund aims to acquire residential properties.

UP2 Nox German RE Fund

• The open-ended fund pursues a “manage to core” strategy. The focus is on active management, as well as optimization and value creation at the time of acquisition, refurbishment, development, repositioning, management and sale of the properties.
• The focus of activities is on the acquisition of real estate in large and medium-sized German cities, as well as selected dynamic markets, e.g. university towns.
• Active asset management, conversion and repositioning are utilized to achieve gains and unlock hidden reserves. Selective project development complements the portfolio.
• Investors benefit from our sourcing expertise, excellent negotiation skills and our large network in the real estate sector.
• The fund focuses on the acquisition of residential and commercial properties.
